MAJOR plans to build 135 homes on former greenbelt land in West Windsor will be decided this week.

It’s decision time for developer Wates’ outline scheme after spending 15 years assessing the site north of the A308 – adjacent to The Hatch - and consulting with residents.

It is asking for outline permission, meaning it is asking the council to only consider and agree in principle to the site's access at this stage where a final application will be submitted at a later date.

The scheme is proposing 135 homes – 40 per cent of which are affordable and five per cent are custom and self-build – public open space and allotments.

A future application will detail the housing mix, parking, layout, scale, appearance, and landscaping of the site. However, the building heights would generally be up to 2.5-storeys and could have a range of home types, such as apartments, terraced, semi-detached, and detached dwellings.

Because it is in the borough local plan, this takes the land out of the greenbelt, which would have normally been protected from development via policies.

Councillors sitting on the Windsor and Ascot development management panel will make their decision on Wednesday, November 2.

The whole west Windsor site, which is known as AL21 in the borough local plan, is earmarked for 450 homes, 180 of which are affordable.

Outline plans to build 320 homes, a special educational needs school, and a community centre south of the A308, near the ALDI supermarket, will be decided at a later date by the committee due to the council waiting on outstanding comments from the Environment Agency.
