A dilapidated Bracknell Forest pub has been listed on the market for £3,000,000 after plans of redevelopment were approved.

The Squirrels, a once buzzing pub and restaurant in Winkfield has been advertised on Zoopla as an excellent development opportunity.

Although the building has sat empty for years, planning permission was approved on August 22 2022 to build four apartments and pub with associated cycle store and parking.

If the existing Squirrels property is demolished, three 5 bedroom detached houses with associated parking has also been approved.

Chancellors estate agents in Ascot has advertised this piece of land including plans drawn up as part of the original planning application.

The additional car park on the north-eastern side of Squirrels Lane has been approved to cater for houses and customers of a new potential pub and restaurant.

Bracknell Forest Council has also stipulated that seven of the 37 parking bays should be enabled with an electric vehicle charger with an output of at least 7kW per socket.

Bracknell Forest Council said in planning approval: "This is to ensure that the development is provided with adequate car parking to prevent the likelihood of on-street car parking which would be a danger to other road users and to ensure adequate provision of spaces for charging plug-in and other ultra-low emission vehicles."

The current site is Freehold, with fully approved planning alongside an unlisted building ready for refurbishment or demolition.
