MAJOR plans to develop on former greenbelt land west of Windsor have been submitted after being 15 years in the works.

Developer Wates Developments have submitted outline plans to build 135 homes, 54 of which are proposed to be affordable, north of the A308.

The scheme also includes public open space, allotments, play spaces, electric vehicle charging points, an on-site car club to minimise private car ownership, and landscaped areas resulting in a net gain of 30 per cent.

Wates is seeking outline planning consent, meaning it is asking the council if it agrees with the development in principle before a full planning application is submitted.

The whole west Windsor site, which is allocated in the borough local plan known as AL21, is earmarked for 450 homes, 180 of which are affordable, a special educational needs school, a community centre, public open space, pedestrian/cycle crossings of the A308, allotments, play spaces, an outdoor gym, and highway improvements.

It is anticipated the developer will submit another application for the remaining homes next month.

The plans have been in the works for 15 years after rigorous engagement with the community, council, and key stakeholders. A stakeholder master plan that outlined Wates engagement was approved by cabinet councillors last year.
