OUTLINE plans for 25 homes near a rural village that has been earmarked by the now adopted borough local plan have been submitted for determination.

The application was just one of many applications submitted to or decided by the local authorities in Slough, Maidenhead, and Windsor in the last seven days.

The site, known as AL38, lies within the green belt, but since the borough local plan has been formally adopted by council, this takes it of the green belt for housing.

AL38 is earmarked for approximately 20 homes, but developer Shanley Homes have submitted an outline planning application 25 houses to see if the council agrees with the development in principle before the developer submits a full planning application.

The planning statement states the site will be a mix of two, three, and four-bedroom homes and two one-bedroom maisonettes.

Forty per cent of the homes will be affordable. This will be a mix of social rent, affordable rent, and shared ownership.

The site will also have 53 car parking spaces.

The grade II listed town centre pub had its plans to replace its kitchen’s mechanical ventilation with a new one approved.

This is to improve the conditions of the pub’s kitchen.

In the planning statement, it reads: “The proposed alternation has been designed in compliance with the grade II listed status of the building, and all historical features will not be affected both internally and externally.

“The pub on the ground floor will be renovated to improve the service to future guests.

“The new mechanical ventilation system is located at the rear of the property. The rear elevation will not be detrimentally affected since this proposal involves the replacement of the existing ventilation system.”

A developer wanted to bulldoze a detached property and install a cul-de-sac with six new homes, all of which are four-bedrooms.

This is an outline plan, and the developer is seeking if the council agrees with the development in principle before a full planning application is submitted.

All homes will have garages and at least two car parking spaces. Cycle spaces are also provided.

The developer originally wanted to build 11 properties back in 2019, but following pre-application with the council, the site was considered an overdevelopment of the site.

New plans see nearly half of the original homes proposed to make the smaller-scale development.

But planning officers believed this was an 'inappropriate' form of development on the green belt, the location is 'unsustainable', and flooding remains a risk.

They therefore refused the scheme.
