THE latest housing market data has revealed the areas of Berkshire where houses sell fastest, and also where you are most able to bag a bargain.

The latest insights, compiled by online estate agents Property Solver, reveal that on average it takes more than three months (15.57 weeks) for a house to sell across the district.

However, there are some areas where houses sell much quicker (or slower), and where the price you pay is likely to be much less than the asking price.

Houses in the SL3 area of the district, which encompasses Slough, Datchet, Iver and Langley Corner take more than 12 weeks.

This is compared to houses in RG12 (Bracknell) where it takes almost double the length of time, 17 weeks.

The average house price in the Bracknell borough currently stands at £386,282 according to Rightmove, a six per cent rise on the year before.

In Berkshire, £438,394 is the average sold price of a property, an eight per cent rise on the year before.

There are more than 5,000 properties listed for sale in the county on Rightmove right now, ranging from a two-bed terraced house in Calcot Reading listed for £280,000 , to a three-bedroom semi-detached house in Maidenhead for £650,000.

Ruban Selvanayagam, property solvers co-founders said: “Although buyer demand hasn’t waned over the course of the pandemic, the length of time for transactions to complete has certainly lengthened.”

“Operational activity has still pretty much continued, but the home sales industry – like many others – has had to learn to adapt over the last year.  Many solicitors, mortgage brokers and other professionals in our sector have been working from home which has often resulted in administrative and other operational delays,” he continued.

“However, with positive news around the vaccine roll-out, as more people gradually return to offices and agencies, we’re cautiously optimistic about things picking up over the course of the year.”
